Loan Against Property

Loan against property enquiries

Understand how a loan against property works and the risks involved, and explore options from participating lenders, subject to availability.

Suitable for: Property owners — salaried, self-employed or businesses

A loan against property (LAP) lets you borrow by mortgaging a residential or commercial property that you own. Because the loan is secured, lenders may offer larger amounts or longer tenures than unsecured loans — but your property is at risk if repayments are missed.

The lender values the property and lends a percentage of that value according to its policy, after assessing your income and repayment capacity. The property must have clear title and the documents the lender requires.

How 8Q Solutions helps

  • We explain how the lender's valuation, legal checks and loan-to-value limits work.
  • We help you understand the income and property documents typically requested.
  • With your consent, we coordinate with a participating lender, where one is available for your property and location.

Understand the risk

Borrow only what you can repay. If EMIs are not paid, the lender may take action under the loan agreement and applicable law, including against the mortgaged property. Read the lender's key fact statement and agreement carefully.

Common uses

  • Business expansion
  • Education expenses
  • Medical expenses
  • Consolidating higher-cost debt

Eligibility and documents

Each participating lender sets its own eligibility criteria and document list for this product. Our team will explain the specific requirements after understanding your profile. See our general eligibility guide.

Criteria vary between lenders and may change. Meeting them does not guarantee approval.

Loan Against Property FAQs

What happens to my property during the loan?

You continue to own and use the property, but it is mortgaged to the lender until the loan is fully repaid. If repayments are missed, the lender may take action against the property as per the loan agreement and law.

Can commercial property be used?

Many lenders accept both residential and commercial property, subject to their valuation, legal checks and policy.
